Why Have A Building Manager?

To ensure your building is secure, maintained and running smoothly, our Building Managers perform a variety of tasks to ensure your building is performing.

Both live-in and live-out Building Managers have established industry standards and a level of professionalism that ensures day-to-day tasks are met with confidence and enthusiasm. Our staff are trained to, not only complete the tasks given to them, but to observe all deficiencies and produce solutions to any and all problems that may arise.

Building Management

Our employees are experienced with the administration procedures it takes to run a building such as programming fobs and entering phone systems, security camera databases, enforcing building bylaws and move-in/out procedures. Our staff will also manage contractors, order parts and keep paperwork up-to-date. A monthly report is written for the strata manager and council as we want to keep you regularly informed.

Communication

It is important that protocols are maintained and communicated properly within a building’s community. This is why we value employees with the skills to work and communicate well with others. We believe a positive and friendly attitude combined with quality customer service skills are key to building fruitful relationships with existing owners and residents. Communicating concisely and clearly, both in written form and verbally, is a requirement for becoming successful as a trusted Building Manager. 

Emergencies

Our Building Managers are aware of the challenges that may arise from time to time and have the knowledge and experience to deal with them as it is a top priority to ensure your safety. This means knowing who to call and when to call, keeping all security and fire system equipment operational, overseeing the surveillance system and managing fire-prevention panels while assisting police in their efforts.

 

Building Maintenance

Our Building Managers and Caretakers have hands-on experience in building systems and structures. Some routine maintenance is seasonal such as ensuring the roof is cleared of any debris before winter hits and salting paths and walkways. Our Building Managers have regular briefings improvising maintenance of the systems and building codes that keep each building running. 

Security

For the purpose of protecting occupants as well as the property itself, Building Managers will oversee the security of your building. This will involve doing walk arounds (especially in places like the storage rooms), checking electronic security systems, reviewing security camera footage and conducting fob audits when needed.

Cleanliness

The Building Manager oversees the janitorial staff. Our Building Managers analyze the daily cleanliness of their building by following a checklist; a checklist makes certain that nothing is overlooked or neglected. The waste and recycling is routinely checked to prevent overflow and wrong items from being disposed of ensuring your garbage and recycling is taken on time every time.
